Concord, California-based Swinerton has topped out the second phase of a 350,000-square-foot apartment community in Charlotte, North Carolina, with prominent mass timber characteristics, the company announced May 16. The project, known as The Joinery, features two seven-story buildings that will provide a combined total of 360 apartments and 30,000 square feet of commercial space. Construction costs for Phase Two total $80 million.

The community was developed by Charlotte-based multifamily firm Space Craft. The first building is expected to be finished by year end, with the adjacent building slated for completion next summer.

The project’s design features two levels of concrete podium topped with five stories of a hybrid cross-laminated timbers and a prefabricated structural system supplied by Swinerton’s mass timber subsidiary Timberlab, according to the release. All prefabricated timber components were manufactured and assembled offsite.

Other sustainable features of the project include:

  • Electric car and electric bike sharing for residents
  • In-unit composting
  • Low-VOC paint
  • Low-energy LED lighting
  • Energy-conserving smart thermostats

Swinerton has been active in the the Charlotte market. In April, the contractor absorbed personnel from Indianapolis-based builder Shiel Sexton, which exited the region. Swinerton’s move was in anticipation of 75% growth year over year in the area.

Since expanding to the Southeast in 2018, Swinerton has constructed $539 million of commercial and residential projects in the Carolinas, according to the release. Nationally, the company has completed over 45 mass timber projects to date, with 15 more in preconstruction or under construction.
